Investment Division - Analyst Associated

Acquisitions & Development :

Analyst will independently work on single-site acquisition opportunities and will support Director and Analysts in analysis and due diligence related to multi-site acquisitions and developments including: .

Updates operating and capital projections and sensitivities (both preliminary to assess value and detailed upon further due diligence). Works with key stakeholder group to build detailed model assumptions for internal and lender versions of underwriting.

Models various financial structures and prepares IRR, NPV, cash on equity and return on cost projections. Compares relative terms across financing term sheets and evaluates economics.

Coordinates due diligence process with Seller and key stakeholder group by cataloguing due diligence data received from target and disseminating relevant due diligence documents to key internal and external stakeholders. Analyzes financial-related due diligence. Assists internal stakeholder team in reviewing and signing off on due diligence. Assists with presentations to new potential capital sources/lenders.

Monitors performance in comparison to underwriting through to closing and post-closing portfolio management. Creates and updates closing statements through to transaction closing and works with Buyer, Seller and title company to obtain signoff.

Updates financial models and improves upon existing models through Excel automation. Updates detailed market research discipline as well as transactions and equity databases to monitor relevant transactions in the industry and potential capital sources.

Updates detailed maps and profiles for competitors and feeder hospitals for existing portfolios and prospective acquisition targets.Other ad hoc analysis as needed.

Investment Division - Sale Associated

Summary

Our Associates executes strategic, integrated and comprehensive commercial real estate brokerage services for property owners in Manhattan. Our clients can make informed real estate decisions when advised by our professional sales teams.


Responsibilities
  • Negotiate the selling, and marketing of properties.
  • Create targeted presentations for new business and attend pitches.
  • Perform necessary research and develop creative approaches to generate new clients.
  • Solicit property findings to prospective clients.
  • Conduct cold calls and review property listings.
  • Accompany prospective clients to sites to discuss features.
  • Draft proposals and analyze data to prepare complex reports.
  • Participate in contract negotiations and due diligence.
  • Provide buyers and sellers with all pertinent information.
  • Provide status reports and specific market information to clients.
  • Stay abreast of market conditions by reviewing trade journals.
Requirements
  • Real Estate Salesperson license
  • Advanced analytical and quantitative abilities
  • Strong written and verbal skills
  • Intermediate MS Office Suite knowledge

Internship Position

This is a great opportunity for a computer-literate, organized student looking to gain experience in any of the following fields: Real Estate, Technology, Research, Investments, Finance, Sales, Marketing, or Administration.

The position can be either part time or full time. Those selected will gain invaluable experience and establish industry connections through their exposure to our business and its network. Our Intern's tasks will vary depending on your background.

Interns interested in gaining Real Estate, Investments, Finance, and Sales experience will help our experienced team analyze transactions for our clients. Responsibilities may include:

Analyzing income statements from properties
Forecasting future market trends in specific neighborhoods, and specific blocks.
Valuing property and analyzing deals based on Cap Rates, NOI, and vacancy rates using statistics, probability, financial accounting, and future market trends.
Helping our brokerage team prepare financial presentations to high net worth clients.
Creating a Database of property owners and properties in Manhattan and determining what deals might interest our buyers
Staying informed about current market conditions by reviewing trade journals presenting the information to our sales team

Interns interested in gaining experience related to Technology will help our development team communicate with our Investment/Sales team in Manhattan to create a user-friendly, efficient system. Responsibilities may include:
Writing code/script to improve our system
Learning how our investment/sales associates use the system and figuring out how to improve upon the systems processes
Discovering the location and cause of glitches our investment/sales team finds and trying to fix those problems
Managing general office technology, servers, and networking

Interns interested in Sales, Marketing, or Administration will help expand our company's brand name, and assist our existing sales team. Responsibilities may include:
Creating a database of property owners and properties in Manhattan
Communicating with high net-worth individuals and high profile companies on the phone and in person
Creating an appropriate marketing campaign for the company
Doing general Administrative work around the office

Interns interested in Human resource will help our HR department to expand our company agents . Responsibilities may include:
Implement staffing strategies to provide a diverse and qualified candidate pool.
Maintain positive relationships with hiring managers, candidates and new hires.
Develop new methods of finding top sales talent nationwide and represent company culture.
Act as a candidate advocate and manage hiring process through to on-boarding .

Iinterns interested in Graphic Design will assist our will assist the Senior Coordinator of Marketing to design print and digital marketing materials for TPI.
Responsibilities may include:
Implement and refine the design of materials for promotions and internal programming
Prepare images, artwork and other marketing materials including concept development, layout, design, image editing/manipulation
Development of brochures, advertisements, banners, posters, mailers, and company literature
Assist with design of printed and digital marketing materials, including brochures, posters, and web banners.
Graphic Design Qualifications:
Looking to enhance skills in Adobe Photoshop, InDesign, and Illustrator
Proficiency in Microsoft Office - Word, Excel, PowerPoint
Proficiency working on PC platforms
Highly motivated individuals (School credit available)
Adobe Creative Suite (InDesign, Photoshop, and Illustrator)

Candidate General Profile:
Candidates must have at least a 3.0 GPA in a related major and/or related previous experience.
Must be hard working, high-achieving, and possess a strong desire to succeed.
Must be organized and detail-oriented
Must be reliable
Must be literate with the Microsoft Office Suite

The chosen candidate will have an opportunity to learn the commercial real estate industry in depth. If a candidate performs his/her duties well there will be a definite possibility of promotion in the future.
